July home sales and prices

I have been publishing local home sales numbers each month by neighborhood for St. Paul, MN for years.   Up until now there have been 13 MLS districts representing St. Paul Neighborhoods.  That all changed in July.  Our MLS (Multiple listing service) which is a database of homes for sale until recently stopped using MLS districts and converted to neighborhoods.  The MLS districts did not match the 17 neighborhoods as we define them and as the city defines them.  Starting with the July data I will publish monthly data for 17 neighborhoods instead of 13 MLS districts.

Now when buyers search for homes it will be easier to search by neighborhood and it solves some other problems that I have written about before as people putting listings in the system will no longer be able to put them in the wrong MLS district as they have intentionally done in the past and I think they automatically end up in the right neighborhood which will be very helpful.  [Listings in the wrong MLS district]

So here we go.  The data used to make this table was downloaded from the NorthStar RMLS  and it is deemed reliable but not guaranteed and I don’t guarantee any information on this blog which is also reliable . . I just don’t want to get sued or something . .

The median home price in St. Paul for July 2011 was $122,000 which was up from the June Median of $188,000 which was down from $120,000 in May.  In July we saw home prices go up slightly from June prices.  At the same time we saw the number of new listings, number of pending sales and the total number of homes on the market go down from the  June numbers.   Real estate is seasonal and we generally see more sales in June than in July.
