These numbers are by St. Paul neighborhood of course. The numbers come from our local MLS which is deemed to have reliable data but the data is not guaranteed. As near as I can tell at least 95% of the homes that are sold each month in St. Paul are represented in the data from the MLS.
Now that I got most of the disclaimers out of the way lets look that the data. Everything trended up this past February except the average sale price. The median sale price went from $149,770 in January to $152,300 in February. The median number of days that homes were on the market before they sold was 61 days with a median 31 days on the market after a price adjustment.
what I saw in February was some crazy activity with homes getting multiple offers the day they went on the market.
