What is staging?

Staging is so misunderstood. It isn’t always about filling the house with rented furniture. It is about removing clutter, including excess furniture.  I often suggest removing throw rugs in small rooms such as bathrooms and kitchens.  The rooms look larger and cleaner without rugs.

Kitchen counters should be mostly bare as should the top of the refrigerator and stove.

I often recommend removing ottomans and coffee tables.  They take up space and can make a room look smaller, yet some stagers will add a large ottoman.

I like to set the dining room table and add fresh flowers.

A few green plants can help make a home look more inviting, however, if I were to put my own house on the market, I would need to remove some of the plants because there are too many. Having too much or too many of anything is clutter.

The exact placement of the couch isn’t going to make or break a sale. Staging is more of an art than a science. Having an empty room won’t make a house unsaleable. in fact, a room looks better empty than over-furnished. Buyers have the opportunity to imagine what the room would look like with their furnishings in it.

For a time it seemed like every home I saw had a sign that said: “Eat, Pray, Love”. I can’t think of any situation where signage improves the look of a room or adds to the value of a house, yet the signs were brought in for staging.

Houses can also be virtually staged. Pictures of vacant rooms are populated with furniture.

Speaking of pictures, staging is much more effective with professional photos.

Each home is unique and so is each homeowner and each home buyer. Staging can and should be tailored to fit the situation. Currently, there are more home buyers than sellers. Your home will sell but it may sell faster and for more money if it is staged.

Lilac blossoms, to pick or not to pick

The lilacs are starting to bloom. They are one of my favorites. Here are some tips for picking lilacs. They don’t last long in a vase.

  • Pick them when it’s cool out.
  • Pick them after they have opened up. They won’t open much if at all once picked.
  • Remove the leaves
  • Cut the stem just above a set of leaves. The stem should be long enough so to be recut every day.
  • Make a 1 to 2-inch vertical slit in the stem and remove the bark.

The newly cut branches should be put in a bucket of water or a vase and left in a cool dark place for an hour or two. Keep the flowers in a cool place, and add water every day.

At most, the flowers will last 3 to 4 days. Leaving them on the bush makes sense, but I can’t resist picking a few to enjoy indoors.

Pending home sales up in March month over month

Pending Home Sales Ascended 3.4% in March

Key Highlights

Pending home sales increased 3.4% in March.
Month over month, contract signings rose in the Northeast, South and West but dropped in the Midwest.
Compared to one year ago, pending home sales declined in the Northeast and South while the Midwest and West improved.

WASHINGTON (April 25, 2024) – Pending home sales in March climbed 3.4%, according to the National Association of Realtors®. The Northeast, South and West posted monthly gains in transactions while the Midwest recorded a loss. Year-over-year, the Northeast and South registered decreases but the Midwest and West improved.

Quarterly U.S. Economic Forecast

NAR forecasts that existing-home sales will rise by 9% in 2024 to 4.46 million (from 4.09 million 2023) and another 13.2% in 2025 to 5.05 million (from 2024). Housing starts are expected to rise by 1.2% in 2024 to 1.43 million (from 1.413 million in 2023) and 4.9% to 1.5 million in 2025 (from 2024).

“Home sales have lingered at 30-year lows, and since 70 million more Americans live in the country now compared to three decades ago, it’s inevitable that sales will rise in coming years,” explained Yun. “Inventory will grow steadily from more home construction, and various life-changing events will require people to trade up, trade down or move to another location.”

It is Friday and the trees are blooming

It is Friday and Fridays are for fun. It will likely rain for most of the weekend which is a good thing. We need the rain, much of the state is experiencing some flavor of drought.  Spring is a short season here in the bold cold north. The trees have started blooming and will bloom for about a week before the petals all fall off.

The crabapple blossoms look the same each year. They are fun to photograph but with the wind and rain this year it is easier to use pictures from prior years. Apple and other fruit trees are also blooming, as are the magnolia trees. If you see bushes that are loaded with yellow flowers they are Forsythia plants.

On this day in April 2023

I took these pictures April 25, 2023. There isn’t any flooding this year but there is more water in the river than there was last fall which is a good thing.

Sometimes we take the Mississippi River for granted but we shouldn’t because we depend upon it for water and for shipping.

The world’s fresh water supply is decreasing at an alarming rate due to human consumption and natural causes.

Unless water use is drastically reduced, severe water shortage will affect the entire planet by 2040.

Higher mortgage rates results in fewer home sales

According to the National Association of Realtors:

“Single-family home sales declined to a seasonally adjusted annual rate of 3.8 million in March, down 4.3% from 3.97 million in February and 2.8% from the prior year. The median existing single-family home price was $397,200 in March, up 4.7% from March 2023.

At a seasonally adjusted annual rate of 390,000 units in March, existing condominium and co-op sales decreased 4.9% from last month and 11.4% from one year ago (440,000 units). The median existing condo price was $357,400 in March, up 5.8% from the previous year ($337,900).”

This year waiting until spring to sell a house may not have been the wisest choice. So much for hind site. When rates go down prices will go up due to the pent up demand from home buyers who did not want to pay the higher mortgage interest rates.

The best time to sell in 2024 may have already passed. Keep an eye on the interest rates.
