How Local is Real Estate?

 We like to say real estate is local, and it really is.  Sure there are city wide trends and state wide trends and national trends too.  One thing I am really noticing this spring is that in some neighborhoods homes sell very quickly and in other neighborhoods they just sell quickly.

The days on market number is the number of days on average that homes were on the market before they got an offer. I used pending sales only so that we can see how long it takes on average to get an offer by neighborhood.   The average for the city is right around 52 days.

So if your house has been on the  market for a few weeks and your co-worker is telling you all about his neighbor who sold his house in a day it could be because the home and the neighborhood and maybe they hired me to be their  Realtor® and you chose  someone else. 😉
