Home sales and prices by neighborhood

Numbers are a great way to start the week and today is the first Monday of April 2015.

Here are some numbers for the month of March 2015 for home sales in St. Paul, MN including condos and townhouses and excluding rental and commercial properties. The numbers were gathered from the NorthStarMLS and are deemed reliable but not guaranteed. I don’t have an exact number but most of the homes that are sold in St. Paul are sold through the MLS, so this data is current and meaningful.

The best word to describe March numbers as compared to February is “up”. There are now more houses on the market and there were more sales in March which is a normal seasonal kind of thing. Prices are up from February of 2015 and The number of home sales and the median and average home sale price are up from Match 2014. There were twice as many home sales last month than there were in March of 2014. I think the weather had a lot to do with it. We had a much warmer March this year.

The smaller number of homes on the market this year is driving prices up a little. We won’t know the full impact for a few months. All I can say is my ob would be a lot easier if there were more homes to show my clients who want to buy homes this year.
