Photography is for marketing

I am convinced that most home sellers and their real estate agents don’t really understand the concept of using photography to market a home rather than to document the existence of various rooms. Amazing photographs do attract buyers who are searching the internet looking for that perfect home. Some studies have shown that homes that are marketed with professional photography actually sell for more money than those that are photographed by a real estate agent using an iPhone or point and shoot camera.

There are rooms in almost every house that are hard to photograph or that just don’t look that appealing. I generally don’t photograph those areas because they are not going to help me sell the home.

Who ever took the photographs in the screenshot simply did not use the right kind of equipment. It doesn’t look like he or she used a wide angle lens. The camera was not held level in either photograph.

Most of the rest of the photos for this home have a strange yellow hue to them because the photographer used an automatic white balance setting.

I have written many articles on this subject. Marketing real estate mostly happens on the internet. The internet is a visual place. Homeowners can hire a professional photographer themselves if their agent won’t. I am not exactly sure why anyone would work with an agent who does not provide professional photography but then there are many things that I don’t understand.

When I shop online and look for shoes I rarely find a bad picture of a shoe. They almost always look better in the photographs than they do on my feet.

How does your home look on the interent?

 How does your home look on the internet?  How it looks really matters because most home buyers are going to see you home on the internet before they see it in person.  In fact for home buyers and agents alike the internet serves as a screening tool.  We can screen out the really ugly and unappealing homes.  

Just about any home can look amazing on the internet but most do not.  One thing sellers can and should do is ask their agent to send them a link to the information about their home in the NorthstarMLS.  The same pictures and information will end up on numerous web sites.   

If the pictures don’t make your home look amazing consider hiring a photographer or ask your agent to hire one.   Pictures can and should include entire rooms not just parts of rooms and they should be well lit and never dark and dingy.  The iPhone has a fine camera in it but no wide angle lens and not much of a flash.

If you are serious about selling your home get involved.  Look at the information you find on the internet as if you were a home buyer.  Would you buy your home?  Does it look appealing or dark and dingy? 

Professional quality photography is the fastest, cheapest and easiest way to market a home for sale.  The home in the photo sold in one day.  Why do home owners market lovely homes with crappy pictures? 

Photography for Realtors Again

It is Friday and Fridays are for fun.  This post is a re-run because I have no imagination  today and I must focus on making the huge pile of work I have smaller so I can goof off this weekend in sunny California.      I usually don’t write educational

type posts on Fridays but that is what I am going to do today.

I have spent a lot of time this week looking for homes for buyers that I am working with.  I just can’t help but notice that the property photos in the MLS are pretty bad. 

I find photos of room parts, open toilets, crooked rooms, poorly lit rooms, open toilets, did I mention open toilets?  bathroom mirrors and windows with bright lights in them and to be honest with some of the photos I can’t really tell what they are of but I try. 

You may have noticed from my blog that I like to take photos.  Maybe I love taking them and I know my way around a camera and if I try I can take a photo of an entire room and if there is a toilet in the room I put the seat down before taking the picture instead of after. (I think Realtors were taught to put the seat down after)  I decided to write some instructions for my peers in an effort to help them with their property photos. .

The following items are needed and my instructions should be followed to the letter.  You will need:  A camera, a towel, a table or sturdy flat surface a hammer, a phone and a room that needs to be photographed.

  • Remove camera from case
  • Remove battery from camera and put it in your pocket.
  • Place towel on flat surface
  • Place camera on top of towel
  • Fold towel over camera until it is completely covered. (Not the towel the camera)
  • Pick up the hammer and hit the camera at least 10 times. When the camera is flat you have hit it enough times.
  • Use the phone to call a photogrpaher
  • Carefully pick up the towel and keep it folded and toss it in the trash. (this part may take some practice)
  • Take the battery to a recycling center.

If these steps are followed I promise that the end result will be better property photos.
