March home sales were about what I would expect with prices up along with new listings and pending sales. The data I am seeing shows a strong seller’s market with multiple offers driving prices up. April numbers may show some of the impacts of stay at home orders and layoffs, or maybe not.
We still have more home buyers than sellers and little new construction. REALTORS are working with a bunch of new safety regulations. We can list homes and show homes to buyers. Some sellers are not allowing showing and some buyers are making offers based on photographs and virtual tours.
The numbers on the table were extracted from the NorthstarMLS and are deemed reliable but not guaranteed. The red numbers highlight neighborhoods where the average sale price was higher than the average asking price which may indicate prices are rising.
