Asking price Vs. Sale Price

There is one thing we can count on in real estate and that is buyers paying less than the asking price for a home.  Sure there are areas of the city and homes that get multiple offers and where the seller gets more than the asking price but that is all just a blip on the radar caused by a shortage of inventory and some pent up demand.

You can not assume a home is worth X amount because that is the price that it is listed for or that a home sold for X amount because that is what it was listed for.

  1. i’d be very interested in that graph from, say, 2000 – present…just to see where housing prices are now compared to the start of the boom.

prices on average are about where they were in 2001/2002. I can easily get a chart starting 10 years ago at which time home prices were higher than they are today and there were more sales. I can get numbers from the year 2000. Foreclosure rates are still higher than they were in 2000.

      1. thanks for the additional info šŸ™‚
