Distressed properties still plentiful

The Saint Paul Area Association of Realtors just published a report about the state of the local housing market.  They get the numbers from the same place that we all get them from the Regional Multiple Listing Service, which is deemed reliable but not guaranteed.

The report indicates that there were 23% fewer distressed* homes sold in 2010 than there were in 2009.  Someone messed up on the math because I come up with an 8% difference.  Great care was taken with the numbers.  They were not rounded.  2010 looks better at 39.9% distressed properties than it would at 40%. 

The numbers do not look  encouraging, other than the fact that the distressed properties are selling.  Prices went up slightly in 2010 but that is up from a low that we have not seen in at least a decade.  There is no doubt that this is a good market for home buyers and investors with the low prices and low interest rates.  Unfortunately the pool of eligible home buyers has shrunk and will continue to shrink as people are unemployed, underemployed or have been through a foreclosure in recent years and do not have a good enough credit rating to qualify for a home loan.  

It is possible that a year from now when we look at the number of distressed properties on the market in 2011 the number will be higher than it was in 2010 reflecting a higher number of foreclosures. We forget that the “robo signing” scandal caused some large banks to hold off on putting foreclosures on the market.  They needed to make sure that they actually own the homes they repossessed.  

The housing market is what it is and as always there are opportunities for some but not for all. 

*distressed is defined as properties that are bank owned or short sales that need bank approval

What is a bedroom?

This is like my post the other day about 1/4 baths except today I am going to write about what a bedroom is and it is complicated.

On the MLS a room listed as a bedroom must have an egress window and a closet.  I am not sure why it has to have a closet but those are the rules and I don’t make them.  We do see homes that are listed as three bedroom homes that do not have three bedrooms.

It is possible to have a room that is being used as a bedroom that does not have a closet or an egress window but that just makes it a room used as a bedroom not a bedroom.

Then we have the term “legal bedroom” which doesn’t mean all that much.  A legal bedroom in St. Paul has an egress window that is a window large enough for a firefighter to go through in full gear and a closet.  

There isn’t such a thing as a illegal bedroom and it is legal to sleep any place in your home that you want to.  There is such a thing as a non-conforming bedroom which is a room that can be used as a bedroom but it is missing the closet or the egress window or both.  These rooms are often listed in the MLS as a den or sometimes they are listed as a bedroom but there is a note indicating that it is a non conforming bedroom. 

The loft in the picture may show up on the MLS as having no bedrooms because it is one large room with one or more bathrooms in separate rooms.  Some of the larger lofts house several people and sleeping areas are walled off with partitions.  For some reason the sleeping areas do not qualify as non-conforming bedrooms, they are not bedrooms at all.  Some lofts have raised sleeping platforms.  They end up being called bedrooms but most do not have closets or egress windows.  

Real estate is local and locally regulated it is possible that the term bedroom means something different in other parts of the country.  The definition of a loft is not universal either.

The Most impressive building in Minneapolis in my humble opinion and being the practical sort of person that I am I can’t help but wonder how much it costs to heat these buildings. 
 

The one Quarter Bath

Can they call it a bathroom?  Most people know what a full bath is: Tub, sink, toilet, and sometimes a separate shower.  A three-quarter bath is a sink, shower, and toilet.  A half bath is a sink and a toilet but I have seen half baths that consist of a bathtub and a sink or a bathtub and a toilet.

The quarter bath is often found in basements of older homes and it is usually a toilet or a shower stall.  These baths are not always in separate rooms either.  If a home is advertised as having two bathrooms sometimes one of those bathrooms is that toilet in the basement or the shower stall.

Quarter baths are the most common in the older parts of town in smaller homes.

Happy Martin Luther King day.  I would imagine that some have the day off and others do not.  Did you know that at the age of thirty-five, Martin Luther King, Jr., was the youngest man to have received the Nobel Peace Prize?  Well now you do and that was in 1964. 

Absorption rates are a calculation of how long it will take for all the homes on the market to be sold, or absorbed, at the current rate of homes sales and with the current number of homes on the market. I do love numbers and these numbers are in months, the data used came from the RMLS, (MLS) and is deemed reliable but not guaranteed. Sadly there are no guarantees in life.
These are for the seven county metro area, which is like the 13 county metro area except smaller.

There you have it.  Up slightly from last month but that is do be expected since this report includes Christmas and New Years holidays. the local housing market appears to be fairly stable.  It is a buyers market as it has been for the last few years.
