Nice site. I'm also from St. Paul and have always been bummed that downtown is always so dead compared to Minneapolis. What are the leading theories as to why and what can we do about it?

Steven - sadly I don't have the answer or solution for every problem. Now that there is more housing downtown there is a lot more activity at night. I wish we still had the theater in galtier and that wonderful indoor park and merry go round at town square. We used to take the kids there when they were little. A vibrant downtown as been a dream for many years.

I have a 2 BR/2 BTH Brand New Condo on the Edina/Richfield border that I cannot sell at $100k below the price I bought it at 3 years ago? What gives? How bad is the condo market in the TC?

I was wondering what the long term housing market projections are as of April 2008 my wife and I would love to buy considering the market status right now but were just not quite ready yet...have any forecasts come out say for the 24 to 36 months?

My 24 year old son and his fiancee are looking at homes in St. Paul. They want to start now, and hope to finalize a purchase in October when their current lease expires. Their wedding is in November. They have initially been looking in the Phalen area, but some people are steering them toward Como. For two young professionals (she works for the U, and he's a biologist at a large Mpls company), still with some student loans, a small dog, no immediate plans for children... they like the early 20th-century homes, small fenced yard... is there a neighborhood or zip code you suggest they search?

I'm impressed with your article I just read on Inman News. I love photos too and get lots of compliments. I prefer them to virtual tours. Wanted to thank you for your article on Inman regarding Safety for Realtors. I really appreciate your message. When getting a floor call and "potential" unknown buyers 'just HAVE to see the property immediately' as they are headed back up to north Texas within the hour(after fishing all weekend),my heart jumps a few beats. I have been lucky to have my husband/team partner go with me most times but I have been stupid enough to go on my own. Once they see the inside of the "home of their dreams", they typically can't wait to get going without any regard for bonding. I always ask myself with the let down...why did I take the chance of losing my life on top of wasting my time. I make the excuse that we are working for the sellers BUT, do we have to potentially give up our lives, literally! Again, thanks so much, you may save a life and it may be mine!

My belief is that now is the time to buy real estate. The idea is to buy the least expensive house in the most expensive neighborhoods (schools,etc). While the market can continue to loose value from here, this is the best buyers market I've seen in the St. Paul area in many years. There is a glut of supply on the market today with motivated buyers. This may not be the case in 6 or 12 months. Otherwise, it is difficult to time the top and bottom of pricing.
