Sellers like to sell

Windowweb When I show homes to my buyers I see everything.   Some sellers want to go that extra mile to sell their homes so they put out some extra information about the place.  They don't always understand what matters to buyers and what does not.  Last weekend I toured a home where the seller had put together a nice little sheet about the home with all of the extra features.

The features included a freshly painted, closet, extra coat hooks in the hall way.  A new electrical outlet in an upstairs bedroom and some similar details I can't recall and neither can my buyers.  We do recall the very old stained carpet in the family room that needs to be removed and the quirky kitchen that was filled with Little extras that my buyers were not to sure about.

An enormous amount of effort was put forth by the owner to make sure perspective buyers noticed the huge deck off the back of the place.  The deck was very hard to miss because we had to stand on it to get the key out of the lock box and open the back door.

I get why sellers point out the features but I don't think they always understand that what is important to them may not be important to buyers.  It is a good idea to call attention to new furnaces, new windows, insulation and some of the more major details that a buyer may over look like a new roof.  Having a freshly painted closet is not going to have an impact on weather or not someone is going to buy a particular home. 

Usually real estate agents have a clue as to what is important and what is not. It is important to point out some of the features but it isn't necessary to point out the obvious or small details that don't influence purchasing decisions, or the obvious.

    This is so true - I've seen a seller give the buyer a 15 minute tutorial on the sprinkler system which the buyer didn't really have interest in.

    my favorite is when the seller stays in the home to give buyer tours of their favorite things about their home.

    Hopefully, the sellers and I have gotten a feel for one another and I can "feed" them what tickles their fancy!
