Is your agent promising to “pre-market” your home? Have your agreed to keep it off the MLS (Multiple listing service). It is rarely in the best interests of the seller to keep a listing off the MLS but some real estate agents and real estate companies come out ahead when they can represent both the buyer and the seller in the transaction.
Home sellers come out ahead when the home is on the MLS where a few thousand local agents can compete with each other to bring in a buyer and when multiple buyers compete the seller usually ends up with more money.
I encourage my sellers to wait until the home has been on the market for 5 to 7 days before accepting an offer because I know from experience that more offers are better than one offer. Most sellers can wait a couple of days, yet I see homes with contingent offers on them the day they go on the market. Often the offerer is being represented by the same agent or real estate office as the listing agent.
