The first time home buyer tax credit expires at midnight on Friday. That means that to get the tax credit a home buyer would have to have a purchase agreement completed by April 30th but it doesn't have to close until the end of June.
There are buyers out there trying to beat the clock. If your home is currently on the market it is best that you allow last minute showings and refrain from painting the stairway like one of my sellers did yesterday (I won't mention any names or addresses) until after April 30th.
I have written three offers this week for two buyers and it is only Tuesday. The buyers did not just start looking but they now have a sense of urgency about buying. It will be interesting to see if the phone rings at all next week.
