Absorption Rates

Papertowel_2 Absorption rates are a  calculation of how long it will take for all the homes on the market to be sold, or absorbed,  at the current rate of sales.

I do love numbers, and these are in months, the data used came from the RMLS, (MLS) and is deemed reliable but not guaranteed.  It doesn't come with a warranty either.   This covers what is referred to as the 7 county metro area not to be confused with the 13 county metro are which covers the same area, plus six more counties.   

The paper towels are to help absorb any excess inventory.  The absorption rate was trending down, but has gone up slightly this month.

  • Anoka County 8.5 Months
  • Carver County 8.2 Months
  • Dakota County  9.0 Months
  • Hennepin County 8 Months
  • Ramsey County  7.7  Months
  • Scott County  11.4  Months
  • Washington County 9.8 Months

Absorption rates have gone up a bit.  I shouldn't be surprised.  Some of it is a seasonal slow down, fewer people buying houses, some of it is because of the economy. Could not find my toilet graphic but you know what I mean.  Most counties went up by about two months. That means that it may take longer to sell a home than it did last month.
